Needs / Objectives

Our clients described their pre-renovation home as feeling small and cramped. The house was built in the 1970's and had a boxy, compartmentalized, traditional Colonial floor plan with many separately walled-off rooms on the lower level. The clients wanted an open, airy floor plan and a larger living space to host family gatherings and accommodate growing children.

The Plan

The clients decided on a design/build approach and explored remodel possibilities with Denny + Gardner. A working budget was set, and D+G hired an architect to draw up the plans for the build. A decision to push the existing footprint in two directions (back and side) was made, which created an addition to the house that would provide a much larger and more livable family room and kitchen, and would provide easy access to the home’s outdoor living space.

Special Requests and Challenges

During the remodel, D+G took care of some necessary maintenance, and replaced the client’s aging and ineffective HVAC system. An existing fireplace was completely relocated and rebuilt to make sense with the new design plan. A tight setback line meant that expansion was limited to just a few feet on both sides of the addition. We also worked closely with the Reston design and review board to make sure all changes and improvements were in compliance with the governing association’s stringent requirements and standards.

The Process

The clients participated in several work sessions with Denny + Gardner’s architect to finalize the design and budget for the remodel, and based on the final budget numbers, we were able to recommend an experienced lender to finance the project. We then set a workable construction schedule. Due to the scope and size of the project, it was recommended that the homeowners secure temporary housing for the majority of the remodel, a length of time that was dictated by a thorough construction schedule. The clients attended weekly job planning meetings and were involved with all budget and design changes.

The Result

Now the homeowners and their extended family can gather together in a large, beautiful space. The kitchen is generous enough to accommodate more than one cook at a time, making preparation for special meals and gatherings easy and enjoyable. The new open floor plan seamlessly integrates the kitchen with the family room, and the vaulted ceilings, large windows and skylight give the room a spacious — yet still cozy — feel. The relocated fireplace was dressed up with a beautiful floor-to-ceiling stone and became the focal point of the room.
